More Showrooms for Los Angeles Fashion District
The Los Angeles Fashion District’s outer core continues to grow. A 60,000-square-foot wholesale center catering to women’s apparel dealers recently opened at 777 E. 12th St. A number of others are in the works.
This area of the Fashion District does business with cash-and-carry dealers and importers dealing with juniors, accessories and other categories.
Beverly Hills–based Maxxam Enterprises is the developer of the 12th Street project, near Towne Avenue.
The three-story building features showrooms on the ground floor with a bank on the second floor and showrooms on the third floor. There’s no name for the center.
“We just call it the 777 building. We tell the tenants they’ve hit the jackpot,” said Behrouz Soroudi, a partner with Maxxam.
Soroudi said the building is almost leased up. Unlike many of the recent projects in the area, Maxxam designed it so that parking is “in the belly” of the building, as Soroudi described it.
“You can’t see the parking from the street. It’s more aesthetically pleasing this way,” he said.
As a result of this project, Los Angeles’ fashion wholesale district is being pushed further south. The Stanford Wholesale Mart at 12th and Stanford is set to open in the coming weeks, and L.A. FACE, a massive wholesale center off Interstate 10, will also open soon.
Maxxam recently completed a project at 12th and Crocker and has others planned on Towne, north of 12th Street and Crocker.
“So far, all the space has been absorbed, so who knows how much more construction can take place,” said the developer.
Maxxam develops retail, office, hotel and industrial buildings throughout California, Hawaii and other Western states. —Robert McAllister
